After two years hard work on my home (pure blog, sweat and tears) I was curious as to how much my home might be worth. I’m just being very nosey. And I bet you are the same whether you want to sell your house or not.

When you buys a house, you are not just securing a place to live, you are also making a huge financial commitment and investment. It’s a wise idea to know how much your house is worth before you undertake any big renovations projects.

If you are thinking of moving, then you’ll want to increase the attractiveness of your property to potential buyers. And it’s best to have a specific plan of action.

In my styling workshops – The Secret Styling Club – I chat about how much I love doing up my home and how heartbroken I would be if I ever finished. I admit I would probably move so I could start all over again. When I get like this, I love nothing more than going house shopping to find my next dream home. Knowing how much my house is worth helps me with my fantasy house shopping and gives me a realistic idea of how much money I would need to make the next step up.

Why you need to know the value of your home

Knowing where how much your home is worth in terms of value, it will be easier to focus on the most appropriate improvements for your particular property.

Ask The Experts

If you are planning to sell your house, it’s worth asking experts for their opinion.

My neighbours had an estate agent come round to ask for a few pointers on what they need to do to improve their house, and what potential buyers look for in a property. My nighbours gave me the low-down on what they learned as we have similar homes. And I can tell you, it was very interesting.

My lovely instagram-worthy kitchen is a huge feature in my home but may not sell my home.

The estate agent said kitchens are so personal – that it is often the first thing that a new homeowner will change after moving in. There is no point putting in a new kitchen just to attract a buyer – as what you think is a cool kitchen may not be to everyone’s taste.

There is no point ripping out a kitchen and putting in a new one just for the sake of it. Your best bet is to improve it so it looks clean, tidy and smart. You can see my latest kitchen post here.

The other surprising news is putting in a loft conversion. Lots of people in my neighbourhood have put in a conversation at a cost of £30-45,000.  The estate agent said that this type of improvement would only put the same amount of value onto your property.

In my case as I don’t need the extra room, I’m going to wait before embarking on this expensive development. That won’t stop me day dreaming about my loft plans which are pretty out there.

My beautiful and practical garden will add value to my home.

One area of your home worth spending money on is the bathroom. Thank goodness for that, as mine has been renovated with a roll top bath and shower at a cost of £4k. You can see that project here.

Garden is another space worth investing in. I’m halfway through doing mine up. I’ve spent a huge proportion of my savings on making it look stylish and make better use of the state. I have doubled my ground floor space – and created a huge outdoor room which I CAN NOT WAIT to use in Summer.

Other smaller projects you can tackle include the little finishing touches – like putting in elegant radiators, smart light switches, putting in skirting boards, restoring fireplaces and renovating windows. And guess what – I wrote a post on that too!   

Know when to sell your house

What time of the year you put your home on the market can be key getting the best price for it. Certain areas can increase or decrease in value over time depending on the location’s economy, reputation, etc.

In my own case, I had originally planned to to sell in the spring and I sold my old flat in the end of summer. In between March when I planned to sell, and August when I did sell, my flat when up in vale by £30k. Yes you read that right. I made £30,00 just by waiting five months.

This is why it can really pay to do your research before you buy and sell, try to exercise a little patience.
